Job Summary

Work performed in a variety of skilled housing maintenance tasks including carpentry, basic plumbing, basic electrical, and basic HVAC repair; performs a variety of semi-skilled preventive maintenance duties such as cleaning coils, changing filters, and greasing motors, etc; performs interior and exterior painting duties and unit turnaround duties as required; and performs other related duties as assigned.

Knowledge, Skills and Abilities
  • Ability to read and interpret blueprints, wiring diagrams and schematics.
  • Ability to give and interpret oral and written directions.
  • Ability to work well with others. Ability to operate all maintenance department related equipment.
  • Ability to inspect apartments, create and complete work as necessary.
  • Ability to complete operational forms and work records (work orders)
  • Ability to perform all duties in compliance with all applicable safety codes.
  • Ability to work with computers.
  • Ability to work with little or no supervision.
  • Ability to communicate with peers, customers, and housing staff.
  • Ability to communicate problems and building system related issues to supervisor.
  • Ability to make repairs to various HVAC equipment, ie, VRF
Required Qualifications

Completion of the tenth grade; experience in building and plant maintenance involving a variety of work such as carpentry, painting, plumbing and masonry; ability to establish and maintain an effective working relationship with others; ability to perform light to heavy manual labor; and ability to work various shifts including weekends and after business hours required. Must have a valid Driver’s License. Background check required.

Description of Job Duty
  • Installs, troubleshoots, repairs, and maintains housing facilities including minor electrical, plumbing, carpentry, painting, HVAC, appliances, and general building repairs.
  • Performs preventative maintenance measures including inspection of apartments and grounds quarterly.
  • Daily policing of streets, grounds, playgrounds, pool, and other recreational facilities.
